We understand life happens and cancellations are inevitable. Please review our cancelation policies below. We also offer trip insurance through Rental Guardian as an optional add on. 

Winter Bookings:

Check-ins December - March.

100% refund 30 days before check-in.

50% refund 14-30 days before check-in.

Off Season Bookings:

Check-ins April - November for stays of 7 days or less.

100% refund 14 days before check-in

50% refund 7-14 days before check-in

*Stays longer than 7 days will follow the winter booking cancellation policy.

Holiday Bookings:

100% refund 60 days before check-in.

50% refund 30 days before check-in.

Valid for holidays that have a check-in on or during:

  • Christmas & New Years 12/24 - 1/1

  • President's Day Weekend

  • MLK Jr. Weekend

  • Easter Weekend on years Easter occurs in March

House Rules

  1. ​No Smoking - $500 fine.

  2. No dogs or cats.

  3. Maximum of two cars in lot per unit. 

  4. No wet or muddy boots or shoes beyond the entrance foyer.

  5. Maximum overnight occupancy of SIX guests. 

  6. Quiet hours are 10 PM to 8 AM. No parties.

  7. Please treat our home like you would your own. Break something? It happens. Just shoot us a text so we can fix it for the next guest ASAP.

  8. Do not lay snow gear on the heaters. They will break, and then you will be cold. 

  9. Trash must be placed in the dumpster and may not be left outside. We don’t want you waking up to bears.

Booking Rules

  • You must be at least 25 years old to book.

  • The person booking must be present at the property. Unfortunately we can't accept people booking on behalf of others.

  • We do not include infants under 2 in the guest occupancy count.

  • Photo ID is required for all direct bookings.

  • 100% of payment is due at booking.

Security Deposits & Damage Insurance

Your stay includes $1,500 in damage protection at no additional cost to you. We place a $300 hold on your card which is released after your stay.

Taxes & Fees

When you book direct you never pay any user fees to big companies. 

Cleaning Fee: $125.

100% of your cleaning fees go to our local cleaners.  We believe in supporting small business and Steamboat locals. (We actually pay our cleaners more, because they deserve it, but we cover that part!)

Taxes: Sorry, the government makes us do it!
